It depends on your specific situation. That is what the initial meeting is for, where we discuss your options and expectations. Based on our experience, we can then advise you on the right way forward.
Can you buy my property yourselves?
Yes. We have been buying property in Brno ourselves since 2017 and have already invested CZK 250+ million in it. If your property matches what we are looking for, we will make you our own offer and you deal directly with us. Do I have to sell if I do not have the money for necessary repairs?
Not always. We can make the investment in the necessary repairs and take the property from you for long-term rental. It stays in the family and brings you a regular income, while you leave the running of it to us. How do you set the selling price?
We base it on current prices in the area, the condition of the property and its potential. It helps that we buy, renovate and rent out property ourselves, so we have a good idea of what similar properties actually sell for and what increases their value. We also take into account how quickly you need to sell. We go through the proposed price with you and explain what it is based on, but the final say is always yours.
How much do your services cost?
We set the price of our sales services individually with each client. We discuss the terms in person at a meeting.
How are you better than estate agencies?
We are not just estate agents. We have experience of investing in property, buying it and selling it, and we have been providing property management for a long time. We know exactly what you are going through and can help you in a range of situations – whether you want help finding tenants or want to expand your investment portfolio with another property.
How long does a sale take?
It depends on the type of property, its location, the price and current demand, so we do not promise an exact date in advance. Thanks to our own database of interested buyers, however, the search for a buyer does not start from scratch. The overall length also depends on how the buyer finances the purchase. If you are in a hurry, we can buy the property ourselves – that is usually the quickest route.
Can you also sell a property with tenants or in poor condition?
We can work with properties like these too; it just takes a different approach. With a property that has tenants, we first agree on how to handle the existing tenancy and plan viewings with consideration for them. We have fully renovated 100+ units ourselves, so we can realistically assess the condition of the property and the cost of repairs. We will advise whether it is worth renovating before the sale, selling as it is, or having us buy it directly.
Who prepares the contracts, and how do the handover and payment work?
Contracts are prepared by lawyers, and before signing we go through them with you point by point so that you know exactly what you are signing. The method and date of payment of the purchase price will be clearly agreed in the contract. We plan the handover of the property and the keys with you in advance.
