The building at Zahradnická 19 in Brno in a row of historic buildings, with Špilberk Castle at the end of the street, June 2026

Hotel Pyramida, which people used to walk past, is now Riverside

The 1904 apartment building at Zahradnická 19 in Brno had served as a hotel since the 1990s, for years without any major investment. In May 2025 we bought it, renovated it and set up the whole hotel anew. Today we run it ourselves as Hotel Riverside.

The beginning

A building with three lives

When we viewed the building in March 2025, it was beautiful but neglected. Over its history it had lived three lives.

  1. 1904The apartment building is completed on a new street laid out where gardens used to be. Its first owners are Mr and Mrs Caesar.
  2. 1920sThe building is used as housing. Its residents include the sculptor Jan Laušman and the doctor Karel Kahn.
  3. After 1989A new owner bought the building. For a year or two, the owner’s company had its offices there.
  4. From the 1990s to 2025The owner converted the building into Hotel Pyramida. It took in guests for about thirty years.
  5. Since May 2025We bought the building, renovated it and run Hotel Riverside in it.

For years Hotel Pyramida had a poor reputation, with a Booking.com rating of around 5.8 out of 10. Guests chose it mainly for the price, on business trips. When we took over the building, a red runner still lay on the main staircase.

Step by step

Replacing the furniture was not enough

The hotel had to be set up anew – from the rooms and furnishings to day-to-day operations. We went about it in this order.

  1. May 2025

    Buying the building

We bought the building together with the hotel, which had been operating since the 1990s. We also took over running it.

  2. Summer 2025

    Rooms first

It was the turn of the rooms and corridors, the building’s technical condition and the basic furnishings. The pink corridors are now white and the old carpet has gone from the staircase.

  3. Next

    Common areas

We renovated the common areas, the cellar spaces and the hotel’s service areas. A new breakfast café was also created.

  4. Now

    Hotel Riverside

The hotel has a new name. At the start we got 25 rooms ready; today it has 30. We run it ourselves and have set up its day-to-day operation anew.

Do you have a building or a hotel that has been earning little for years? We’ll take a look at it

Now

Between the city centre and the exhibition grounds

Today we run Hotel Riverside ourselves. The building stands on a quiet street a short distance from the Svratka, just a few minutes from the centre of Brno. At the end of the street, you can see Špilberk. The Brno Exhibition Centre is also close by. There are 8 parking spaces at the building. In the morning, breakfast is served in the new café. Our guests come from the Czech Republic and abroad – on business trips, for a weekend or for longer stays.

What does this mean for a building owner? Even a building that has earned little for years can work well again – when the whole operation is set up, not just the furnishings. We see it every day at Zahradnická 19.

The whole story in under two minutes

Our short video shows how Hotel Pyramida became Riverside.

The video plays from YouTube when you click it. Subtitles are part of the picture.

For years, Hotel Pyramida had a poor reputation and a Booking.com rating of around 5.8 out of 10. In 2025, Majordo took over its operation.

The work went step by step: first the rooms, corridors, technical condition and basic furnishings. Today the hotel is called Riverside and has 30 rooms and a rating of 8.6. In its first year of operation, its occupancy was 85%.

Collaboration

Who transformed the hotel with us

Hotel Pyramida did not become Riverside through a change of furniture. The transformation was led by Ing. arch. Petr Klaška of the Brno-based studio AAYE – first the rooms and corridors, then the common and service areas. The former reception is now a lounge and the old breakfast room is a new café. We also worked with Petr Klaška at Starobrněnská and Hlinky.
